Are commercial garage door inspections required by law?

What the codes actually say

Three sets of rules touch commercial doors in the OKC metro, and each works differently:

• NFPA 80 requires fire-rated rolling doors to be drop tested and reset by a trained technician every year, with written records kept on site. Fire marshals in Oklahoma City and Edmond ask for this paperwork during occupancy inspections, and a failed door can hold up a certificate of occupancy.
• OSHA has no rule that says "inspect your garage door annually," but its General Duty Clause makes an employer liable if a known hazard, like a door with a frayed cable or broken spring, injures a worker. After an incident, "we never had it checked" is exactly the sentence you do not want in the report.
• International Building Code and Fire Code, as adopted by OKC metro cities, govern doors along fire barriers and required egress paths. A door that blocks an exit route when it fails is a citable condition.

Why insurance usually settles the question

Even where the law is silent, your commercial property or liability carrier probably is not. Many policies covering warehouses and shops in Oklahoma County include maintenance warranties or exclusions: if a 600-pound door drops on a vehicle or an employee and there is no service history, the adjuster has leverage to reduce or deny the claim. Landlords know this too, which is why most triple-net leases in the metro require the tenant to keep overhead doors "in good repair" with proof.
