How do I seal a warehouse door against dust and drafts?

Find the leaks the cheap way first

Stand inside the closed warehouse on a bright day with the lights off. Every line of daylight is an air, dust, and pest highway; a 1/4-inch gap along a 14-foot door leaks like a fist-sized hole in the wall. In central Oklahoma this matters more than most places: south winds run 15 to 25 mph for days at a time, carrying the red silt that ends up filmed across inventory, and January northers push single-digit wind chills through every unsealed edge. Rank what you see: floor gaps first (largest and closest to product), then jambs, then the header, then the glow between sections.

The fix for each edge

• Bottom: the astragal (the rubber blade or bulb in the bottom retainer) hardens, tears, and flattens within 5 to 8 years of Oklahoma UV and heat. Replacement is quick and one of the cheapest fixes on most doors. If the slab has worn into a dip under the door line, an oversized bulb astragal bridges up to about an inch; beyond that, the concrete needs attention or dust will keep finding the low spot.
• Jambs: vinyl-flap weatherseal works on smooth-running sectionals; brush seal is the durable choice where wind flexes the door or the guides are rolling steel. Brush handles the door slap of a gusty afternoon without tearing loose.
• Header: same materials as the jambs, one horizontal run. Frequently missing entirely on older installations.
• Between sections: if you see light between panels, the joints have worn or a section has bowed. Joint seal strips help; a bowed or rusted-through section is a repair conversation.

When sealing is not enough

Perimeter seals stop infiltration, not conduction. Dock-heavy facilities should also look at dock shelters and seals around the truck opening itself, since a sealed door next to an unsealed dock leaks more than both fixes cost. And seals only seal a door that closes square: a door leaning on one worn cable or riding bent track never meets the floor evenly, so a maintenance visit that trues up the door often fixes half the "draft problem" before any rubber is replaced.
