What's the right way to clean garage door tracks?

The 15-minute method

Tracks are guides, not bearings. Their only job is to keep the rollers on a controlled path, so "clean and dry" is the entire goal. Here is the sequence our techs recommend to customers who want to handle it themselves:

• Close the door and unplug the opener so nobody cycles it while your hands are in the track.
• Vacuum first. A shop vac with a crevice tool pulls out leaves, acorns, and the loose red dirt that blows into every metro garage each spring. Pay attention to the bottom 2 feet, where debris collects.
• Wash the inside faces. Warm water, a drop of dish soap, and a rag wrapped over your fingers. An old toothbrush reaches the folded lip where grime cakes up.
• Hit sticky residue with isopropyl alcohol. Old lubricant that someone sprayed in there years ago turns to varnish; alcohol cuts it without damaging the galvanized coating. Avoid harsh solvents like brake cleaner, which strip zinc.
• Dry everything. Moisture left in a track invites rust, especially in humid Oklahoma summers.

What dirty tracks actually do to a door

A thin film of dust does nothing. The problems start when debris builds into ridges or when old grease traps grit into a lapping compound. The door starts to shudder at the same spot every cycle, rollers wear flat spots, and the opener works harder against the drag. On heavy 16-foot doors common in Moore and Norman two-car garages, that added load shortens opener life measurably. We have pulled acorns, bird nest material, and a full mouse cache out of tracks on repair calls; any of them can pop a roller out of the track, and a door with a roller out is one cycle away from racking.

What cleaning will not fix, and what to leave alone

If the door still binds, squeals, or shakes after a cleaning, the track itself may be the problem, and that moves it out of DIY territory:

• Bent track from a car bumper tap or a bike handlebar: do not hammer it straight. Track sections are inexpensive to replace and hammered track never guides quite right again.
• Track out of plumb or spread wider than spec: the bolts that position track brackets also set roller clearance. Loosening them without knowing the spec lets the door lean out of its opening.
