Are lifetime garage door warranties real or just marketing?

What "lifetime" actually promises

When CHI, Haas, Amarr, or Clopay stamps lifetime on a premium door, the legal content is roughly this: as long as the original purchaser owns the home, the manufacturer will replace steel sections that rust through, delaminate, or fail from a factory defect. That is a genuine commitment, and manufacturers can afford it precisely because a well-built sandwich section almost never fails those ways. The warranty is the factory betting on its own steel, which is exactly why the same company writes only 5 or 10 years on its thin-gauge budget line. Read the tier, not the ad.

What it never covers

• Springs and cables: wear parts rated in open-close cycles. A standard 10,000-cycle torsion spring lasts seven to ten years in a typical OKC household, then spring replacement is due regardless of any lifetime language on the sections.
• Rollers, hinges, track, seals: usually one to three years of manufacturer coverage, then maintenance items.
• Hail and wind: excluded as acts of nature everywhere in the industry. In central Oklahoma this is the exclusion that matters most; storm dents are a homeowner's insurance conversation, not a warranty claim.
• Fading and chalking: paint warranties are separate, shorter, and often prorated. South-facing doors in our sun test them hard.
• Labor: the factory ships a free section; someone still has to install it. That cost belongs to whatever labor warranty your installer wrote, which is why the installer's own terms deserve as much scrutiny as the brand's.

Reading the paperwork in five minutes

Three questions expose the whole document. Who is covered? Almost always the original owner at the original address; the warranty dies at the closing table, which matters if you are buying a home with a nice door. What triggers proration? Some coverage steps down after year ten. Is professional installation required? Frequently yes, which quietly voids DIY and marketplace-installed doors. Ask your bidder to attach the actual warranty sheet to the quote; a dealer confident in the product will hand it over without friction.
